portable appliance testing (PAT)...
As a landlord you should be PAT testing any portable appliances that you provide annually to ensure that they are safe and that you are compliant.
This includes any white goods such as fridges and washing machines along with microwaves, kettles and toasters...anything with a plug should be PAT tested!
The PAT involves us testing each appliance, labelling it with the date it's tested and providing you with a report to show they've been tested.
Testing starts from £75.00 + VAT for up to 25 items which usually covers a standard property. If there's a few additional items they are charged at £2.75 + VAT.
Your tenants will obviously need to be advised that we'll to unplug each appliance to test it and if they're happy for you to share their contact details then we can arrange property access directly through them.
Alternatively, if you'd like us to let ourselves in and out of a property, that's not a problem; we can pick keys up and drop them off for a small charge of £15.00 + VAT total.
electrical installation condition report (EICR)...
The Electrical Installation Condition Report (EICR) is a now a legal requirement for all rented property and it should be done every five years as a minimum.
If your property is a student let then we usually advise more regular testing of three years, due to the tenant changes and higher risk.
The EICR tests the wiring, sockets and lighting and means that we can identify any faults and potential issues as well as ensuring that you are legally compliant.
Tenants need to be advised that the full test takes around 2-3 hours and we do have to turn the power to circuits off for some of that time, but we'll always try to work around you and your tenants to ensure as little disruption as possible.
Once the test is done, we'll then provide you with a report and if anything needs remedying we'll explain your options as clearly as possible, avoiding technical jargon!
We'll also provide you with a clear quote for remedial works. If we've done the test you don't need to use us for remedial works, as you may want to get quotes from other electricians, but you do need to ensure the works are done within one month of the test to stay compliant.
EICR prices are as follows:
- 1-2 bedroom property £195.00 + VAT
- 3-5 bedroom property £240.00 + VAT
- 6+ bedroom property £280.00 + VAT
If you'd like us to let ourselves in and out of a property, that's not a problem; we can pick keys up and drop them off for a small charge of £15.00 + VAT total.

We know that as a landlord you need a quick, reliable and professional service for urgent works and our office is open Monday to Friday 8am - 5pm to deal with all your needs, with an out of hours emergency service available too.
Sometimes tenants need a bit of advice and we're always happy to chat over the phone and try and solve issues remotely where possible, to help keep your costs down.
If a visit is required then we'll keep you updated regarding costs and if the tenants are happy for you to share their details then we can liaise directly with them to arrange a visit and any follow up.
We always send a Senior Electrician to callouts, meaning they have years of experience in fault finding and repairs and can usually resolve the issue fairly quickly, providing you with updates if any further work is required and reassuring you that the property is safe for your tenants.
Our standard charge is £75.00 + VAT for the first hour of work, then £45.00 + VAT for each hour thereafter. If the works are outside of office hours, then the first hour is £98.00 + VAT.
Remember, there could be material costs on top of our labour charges and we'll always try to keep you updated regarding costs to help you manage your budget.
