What Is Electrically Safe?

 

Within the context of ‘buy to let’ landlords and HMOs, the Judge Electrical Ltd opinion of what electrically safe means is:

 

· There are sufficient electrical sockets (power outlets) for the occupants.

· About 12 in a living room.

· About 10 in a kitchen.

· About 8 in a bedroom.

 

· The house has been rewired in the last 20 years.

 

· The same RCD does not trip, or fuse blow, on a regular basis (more than once every 3 months).

 

· Bulbs do not blow more than once every 3 months.

· The same bulb blowing is often a sign of a faulty light fitting.

· Different bulbs blowing may mean something is wrong with the lighting circuit.

 

· The house gets an annual visual inspection.

 

· The house gets an electrical test and inspection (including PAT testing) by a qualified electrician in-between lets.

 

· The house gets an electrical test and inspection (including PAT testing) by a qualified electrician every 1 to 5 years.

· Test frequency depends on the age of the wiring, usage and the state of the fixed electrical installation.

 

· The landlord has a system for reporting electrical problems.

· A phone number, an email address.

 

· The landlord responds to an electrical problem within 24 hours.

 

· The landlord keeps records of all electrical work.

 

· Tenants are shown how to reset an RCD.
