What Is Electrically Safe?

Within the context of ‘buy to let’ landlords and HMOs, the Judge Electrical Ltd opinion of what electrically safe means is:

  • There are sufficient electrical sockets (power outlets) for the occupants.
    • About 12 in a living room.
    • About 10 in a kitchen.
    • About 8 in a bedroom.
  • The house has been rewired in the last 20 years.
  • The same RCD does not trip, or fuse blow, on a regular basis (more than once every 3 months).
  • Bulbs do not blow more than once every 3 months.
    • The same bulb blowing is often a sign of a faulty light fitting.
    • Different bulbs blowing may mean something is wrong with the lighting circuit.
  • The house gets an annual visual inspection.
  • The house gets an electrical test and inspection (including PAT testing) by a qualified electrician in-between lets.
  • The house gets an electrical test and inspection (including PAT testing) by a qualified electrician every 1 to 5 years.
  • The landlord has a system for reporting electrical problems.
    • A phone number, an email address.
  • The landlord responds to an electrical problem within 24 hours.
  • The landlord keeps records of all electrical work.
  • Tenants are shown how to reset an RCD
