Time Periods Between Electrical Test and Inspection – UK Guidelines

Other companies may have different opinions, some UK Local Authorities and insurance companies may insist on different time periods.

 

 

Inspection and test periods depend on the circumstances in individual properties.

 

Many electrical ‘urban myths’ exist about electrical inspections\tests and how often to carry out electrical inspections\tests; research the circumstances that apply to individual properties and situations.

The inspection periods below ‘err on the side of safety’.

 

There is no directly stated legal time-period for an electrical test or inspection. The legal requirement is for electrical equipment to be safe and employers and landlords do all that is ‘reasonable’ to ensure safety.

 

Employers and landlords must ensure that all electrical equipment and electrical circuits are safe to use, fit for purpose and regularly maintained.

 

HMOs (Houses in Multiple Occupation) Inspection\Test Periods

Landlords must ensure that all electrical equipment and electrical circuits are safe to use, fit for purpose and regularly maintained.

 

HMOs should have a ‘system’ to report faults, for instance who to phone and how the tenant gets updates on the status of the repair.

 

Give a copy of any electrical inspection\test to the tenant.

 

Annuallyvisual inspection by landlord or agent.

 

1 to 5-yearly – full electrical test and inspection by a qualified electrician. Inspection period depends on the age of the wiring and electrical installation.

 

In-between lets – full electrical test and inspection by a qualified electrician.

PAT Testing Inspection Period Intervals

One-way to classify electrical equipment is whether the electrical equipment is portable or not. PAT (Portable Appliance Testing) tests electrical equipment that is portable, for instance computers, small printers and electric drills.

If faults are regularly found during PAT testing decrease the time period between testing; if faults are rarely found during PAT testing increase the time period between testing.

Assess the safety implications of a fault in an electrical appliance and do what is reasonable to reduce the risk to an acceptable level.

 

Offices, shops – annually.

 

Office mains extension leads – annually.

 

Hair salons – annually.

 

Bars and pubs – annually.

 

Hotels and guest houses – annually.

 

Restaurant kitchens – annually.

 

Equipment that is rarely unplugged (for instance PCs, printers and photo-copiers) – annually.

 

Laptop computers – annually.

 

Equipment hired to the public – monthly.

 

Building sites – monthly.

 

Tools and equipment subject to harsh conditions, for instance power drills used outside – monthly.

 

Tools and equipment not subject to harsh conditions but is regularly moved – 3-monthly.

Electrical Inspection + Testing – NOT HMO or ‘Buy to Let’

One-way to classify electrical equipment is whether the electrical equipment is portable or not. Electrical test and inspection checks electrical equipment that is not portable, for instance large ovens, the wiring in a factory or electrical sockets.


Electrical equipment NOT in a high risk area, for instance an office, shop or bar\pub:

  • Before use – user (operator) check.
  • 6-monthly – formal visual inspection. A formal visual inspection checks for obvious signs of damage, record the date, time and results.
  • Annually – full inspection and test by a qualified electrician.

Electrical equipment in an high-risk area, for instance a kitchen, garage workshop or electrical repair workshop:

  • Before use – user (operator) check.
  • Monthly – formal visual inspection. A formal visual inspection checks for obvious signs of damage, record the date, time and results.
  • 6-monthly – full inspection and test by a qualified electrician.
